Conservation of listed buildings using traditional materials and skills  is our passion.

LSR took on a Building Conservation Specialist project to do some brick repairs-pointing and building walls using lime mortars to the acceptance of the Conservation officer and Architects in charge of this project.

This was a grade 2 listed building and we had lots of guidelines to follow to preserve the Heritage of the building. London Structural Repairs operatives Carried out extensive Helifix masonry reinforcement work and then repointed the entire building using  specialist lime mortars, using our experience and knowledge to do a high quality job.

The type of pointing used on this project was Flush Pointing. Flush pointing, is a very specialist kind of brick pointing. No cement is used in the mortar as it is a mixture of sand and lime. Flush pointing is normally used on old walls, or front sides and back facades of your property
The process for this type of brick pointing is to over fill your brick joints, then with your pointing trowel, scrap the mortar flush with the brickwork, and lightly rub up with a wire brush
When done correctly, flush Pointing leaves a rich look, and is a wonderful form of brick pointing. However, we must point out that flush pointing needs to be done by a lime and pointing Building Conservation Specialist for a hassle free application.

Concrete Window Sill Repairs

Concrete Window Sill Repairs

London’s concrete window sill repair specialists could save you money and disruption

London Structural Repairs carried out repairs to concrete window sills at two private residential property blocks in Brentwood, Essex.

The property’s concrete window sills were suffering from concrete spalling due to deteriorating steel rods embedded in the sills, causing cracks and sections of the window sills to fail.
Our cost effective, sympathetic repairs caused no disruption to the residents at the property. The failed concrete window sills had new reinforcing rods installed and were repaired using specialist mortars, and then given two coats of anti-carbonation coatings. This ensures a long-lasting repair without the need to remove the windows and install new concrete window sill’s, therefore avoiding disruption and expensive costs for the residents.

Why should concrete window sill repairs be on your maintenance list?

Concrete window sill repairs may not seem like a high priority for your home’s maintenance, but they play a vital role in protecting your home from weather elements. They can often be the first weak point allowing rain or damp into your property. A cracked, poorly maintained, or uneven window sill can let rainwater drain into your home, this then leads to stained wallpaper, mould, or damaged plaster. These issues can result in ongoing problems and costly repairs.

Why not give us a call, no query is too small

The importance of specialist contractors for window sill repairs

Your window sills may seem like decorative features, but they serve a simple yet essential engineering purpose by allowing water to run freely away from your property – much like guttering for your windows. The outward slope of the sill allows rain to run, therefore keeping your windows and walls dry.
In most cases, stone or concrete window sills can be repaired by a specialist and saved. However, if the damage is beyond repair, replacing the sill may be the only option. This would require removing the entire window frame and running the risk of damaging the brickwork. To avoid these complications, ensure you hire an experienced specialist contractor.

How to ensure a long-lasting window sill repair

Whether you are repairing or replacing your window sill, it’s crucial to ensure that the finished results are durable and effective in keeping water away from your window frames and walls. After repairs, check that the window sills are angled correctly so water runs away from the property. You can water test this by pouring a small amount of water and observing its flow.

Understanding the importance of the drip groove

A well-designed window sill should also have a drip groove on its underside. This groove prevents water from running directly onto your brickwork, thus potentially causing penetrating damp or frost damage. The drip is a groove that runs the full the length of the sill, it is usually the width and depth of a pencil, or your little finger. Over time, the drips can get clogged with dirt or painted over, which then renders them ineffective. Regular maintenance stops this from happening, and protects your property from penetrating damp or damaged brickwork.

Concrete Restoration Specialists

Concrete Restoration Specialists

Concrete Restoration Specialists based in London

Concrete is a tough and flexible building material widely used in construction because it is strong & long-lasting. However concrete surfaces can deteriorate over time due to factors like weather, heavy traffic & structural stress. This deterioration can weaken the concrete leading to safety risks and looking unsightly. Therefore restoring concrete is crucial to preserve the structural integrity and appearance of concrete surfaces.

By fixing issues such as cracks, flaking and surface wear restoration experts can extend the lifespan of concrete structures and avoid costly replacements. Concrete restoration enhances the visual appeal of buildings and infrastructure while also ensuring their safety and functionality.

Whether it is a commercial property, residential building or public infrastructure maintaining the structural integrity of concrete surfaces is vital for long-term sustainability. Understanding the importance of concrete restoration is key to preserving the value & longevity of concrete structures making it an essential aspect of property maintenance and infrastructure management.

Concrete Preparation Is Key

Surface preparation usually involves cleaning the concrete surface to remove dirt, rubbish and pollutants that may hinder the restoration materials. Crack repair is a vital part of concrete restoration as it prevents further moisture entry & structural decline. Various methods such as epoxy injection, routing and sealing or pressure grouting may be used to effectively repair cracks and restore the concrete’s integrity.

Structural reinforcement may be needed for tackling underlying issues like corrosion of reinforcement bars or structural instability. Once the required repairs are done, applying protective coatings or sealants can enhance the restored concrete surface’s durability and looks. These coatings provide resistance against moisture, chemicals, UV exposure and abrasion thereby prolonging the concrete’s lifespan and reducing maintenance needs.

Professional Repairs Will Save You Money In Long Run

Restoring and repairing concrete surfaces requires expertise, precision & following industry best practices to ensure lasting results. After concrete restoration proactive maintenance is key to preventing future damage and preserving the restored surfaces’ longevity. Regular cleaning with mild detergents and gentle scrubbing can help remove surface pollutants and maintain the concrete’s appearance. Applying sealants or protective coatings regularly can also provide ongoing protection against environmental factors and wear.

Property owners should address drainage issues to stop water accumulating around concrete surfaces as prolonged moisture exposure can speed up deterioration. Inspecting the concrete periodically for new damage or wear signs is crucial for identifying issues early & addressing them promptly. Following these maintenance tips, property owners can maximise their restored concrete surfaces’ lifespan and minimise extensive repair needs in future.

Before restoration, concrete surfaces may show visible cracks discolouration, surface spalling or an overall worn look. These issues detract from aesthetic appeal but also indicate underlying structural concerns needing attention. After restoration, the concrete surfaces are revived with repaired cracks uniform texture, enhanced colour vibrancy and improved resistance to environmental factors.

The restored surfaces look visually appealing and regain structural integrity & functionality. For parking garages industrial floors or decorative concrete features, the before-and-after impact of professional restoration highlights investing in expert services to revive deteriorated concrete surfaces.
