Wall Crack Repair

Wall Crack Repair

Wall Crack Repair Ensuring Structural Integrity

Wall crack repair situations can happen for various reasons. They can affect a building’s structure. One main cause is the natural settling of a building over time. As the foundation moves due to soil or moisture changes it can put stress on the walls resulting in cracks.

Temperature changes can also cause materials to expand & contract leading to cracks. For example areas with significant seasonal changes may see wall stress and cracking if not properly designed and climate change is playing a big part in wall cracks developing.

Another common cause is water damage. Too much moisture can weaken construction materials causing deterioration and eventual cracking. This often occurs in areas with poor drainage or plumbing issues. Tree roots can also exert pressure on foundations causing shifts that lead to wall cracks. Understanding these causes allows for better prevention and repair. In summary wall cracks compromise structural integrity and should be repaired promptly.

Common causes include settlement moisture and temperature changes. Assessing crack severity determines the right repair method. Hiring professionals ensures proper and safe repairs. Monitoring repaired walls prevents future cracking and maintains integrity It also preserves the building’s structural soundness. Maintaining structural integrity is vital for any building as it impacts safety & longevity.

Wall cracks may indicate deeper issues which if ignored could lead to catastrophic failures. Ensuring walls remain structurally sound protects the physical structure and occupants inside. A compromised building risks collapse or severe injury from falling debris. Structural integrity also affects property value as buildings with visible damage may put off potential buyers or reduce market value. By prioritising repairs and maintenance homeowners can enhance their property’s appeal and ensure it remains a safe environment.

Preventing future wall crack repair requires proactive measures addressing environmental factors & construction practices. One strategy is ensuring proper drainage around the building’s foundation by installing gutters & downpipes to direct water away from the structure. This can significantly reduce moisture issues contributing to cracking. Maintaining consistent moisture levels in the surrounding soil can also help prevent shifts leading to wall damage.

Regular inspections and maintenance are vital too as homeowners should routinely check for water damage or shifting foundations & address issues promptly. Implementing landscaping techniques minimising root intrusion near foundations can further mitigate risks from tree roots exerting pressure on walls. Taking these preventative steps can significantly reduce the likelihood of future wall cracks. After repairing wall cracks ongoing monitoring and maintenance are essential to ensure effectiveness over time.

Homeowners should regularly inspect repaired areas for new cracking or deterioration to allow early detection before issues escalate. Maintaining appropriate indoor humidity levels can also help prevent future cracking caused by environmental factors. Using dehumidifiers in damp areas or ensuring proper ventilation contributes to a stable indoor environment minimising stress on walls. By committing to regular monitoring and maintenance practices homeowners can extend repairs’ lifespan and preserve their properties’ structural integrity for years.

Brick Stitching Repair

Brick Stitching Repair

Brick Stitching Repair Service In London

London Structural Repairs offer specialist brick stitching repair services to domestic and commercial customers in London and the surrounding areas. Bricks and masonry can crack for lots of different reasons and it is important to diagnose the the correct cause of the cracking to determine the best repair method to be used to provide a long lasting repair.

We are always carrying out brick stitching repairs for domestic clients internally and externally. We use Helifix, Twistfix and Thor Helical crack repair bars and grout but this can be the choice of the client or the structural engineers, surveyors or architects which bars and grout they would like used on the property.

Take a look at our services page

A Crack stitching repair involves cutting slots with a chaser attached to hoover to a predefined depth and centres. The bars are usually 1 metre in length but we can get longer and cut to any length needed. The slots are then cleaned free from dust and debris and pre soaked before the bars and grout are installed.

This is a recent brick stitching repair we carried out to a London property in Brixton south London. The property had a crack on the 1st floor stairwell. We removed the plaster wall coverings and installed crack stitching bars and grout and filled the cracks in the wall. Once the bars were installed we then screwed a EML mesh to the wall with galvanised screws plugs and penny washers before the wall was filled with a bonding coat and plastered with multi finish.

This is a standard repair for London Structural Repairs on  period properties in and around London.

Helifix Repair Service

Helifix Repair Service

London Structural Repairs carry out a Helifix Repair Service for new and existing customers.

We have been providing a Helifix Repair Service for many years, with thousands of completed projects giving us great experience in every situation we may come across once on the job.

Our clients receive the best professional friendly advice and quality service and workmanship.
London Structural Repairs are a small family company and we offer a very personal experience for our customers.

Our most common Helifix Repair Service we get asked to carry out to deal with are internal – external cracks, slipped lintels and bulging walls.

We deal with these common defects to period properties by installing stainless steel rods imbedded in a thixotropic grout which distributes the structural loads and helps restrain from further cracking.

Click Here to See Our Services Page

This is one of our recent Helifix Repair service projects.

The brick boot lintel had been compromised some time ago when the original timber windows were replaced by pvc windows. Sagging-dropping of the lintel could of been caused by insufficient propping when the replacement took place or it could of just be that the pvc window hasn’t got enough integrity to support the brickwork above the opening.

Our solution to the client offerd a non disruptive repair option which involves cutting chases into the mortar beds and installing helical steel wires with a thixotropic grout, this is what we call masonry beaming and it is a system that is capable of supporting high structural loads.

The mortar pointing is another service that we offer separately but is also part of our repair system once the Helifix Repairs are carried out.

On this project the outer mortar was cement based. After the second world war the majority of buildings in London had the outer mortar pointing which was lime based replaced with a harder cement based mortar. Period properties need the lime mortar to help the building breath and stop moisture from getting trapped causing damp issues.

Bay Window Repair - Reinforcement

Bay Window Repair – Reinforcement

Bay Window Repair

London Structural Repairs have completed bay window repairs to a property in Marlow just outside of London.

We installed Helical bars to the right hand side junction of this period property to stop any further cracking and to stop water and moisture entering the property ruining internal decoration. Bay windows are a common feature in period properties and they can pose severe structural defects leading to cracking, which can cause major stability concerns, ingress of moisture and lower the value of your property.

Bay windows commonly fall into a state of disrepair and in order to bring an aesthetically pleasing redecoration programme you may also require structural reinforcement, to repair any cracks and stone damage.

Common structural defects are often lateral stability issues, lintel failure and a combination of stone erosion and failed pointing mortar. Combined with very shallow foundations it is often very common that bay windows will suffer from severe cracking at the junctions between the main house walls and the bay window.

It is essential that reinforcement is installed and a combination of masonry reinforcement along with lateral restraint ties in order to restrain and prevent further cracking whilst providing a concealed method of repair.

Lateral Restraint ties were installed to the bowing side elevation walls, connecting to the floor joists to stop any further outward movement of the wall.

Bowing walls outward movement in most cases is due to insufficient lateral restraint, tying the wall to the ceiling and floor joists. Without these lateral restraint ties the building is vulnerable and with the continued outward movement the building is at risk of collapsing.

Conservation of listed buildings using traditional materials and skills  is our passion.

LSR took on a Building Conservation Specialist project to do some brick repairs-pointing and building walls using lime mortars to the acceptance of the Conservation officer and Architects in charge of this project.

This was a grade 2 listed building and we had lots of guidelines to follow to preserve the Heritage of the building. London Structural Repairs operatives Carried out extensive Helifix masonry reinforcement work and then repointed the entire building using  specialist lime mortars, using our experience and knowledge to do a high quality job.

The type of pointing used on this project was Flush Pointing. Flush pointing, is a very specialist kind of brick pointing. No cement is used in the mortar as it is a mixture of sand and lime. Flush pointing is normally used on old walls, or front sides and back facades of your property
The process for this type of brick pointing is to over fill your brick joints, then with your pointing trowel, scrap the mortar flush with the brickwork, and lightly rub up with a wire brush
When done correctly, flush Pointing leaves a rich look, and is a wonderful form of brick pointing. However, we must point out that flush pointing needs to be done by a lime and pointing Building Conservation Specialist for a hassle free application.

Masonry Repairs

Masonry Repairs London

Masonry repairs in London

London Structural Repairs LTD are Masonry Repairs experts providing a wealth of knowledge and services to our clients in and around London. Masonry Repairs can cover a wide range of services and LSR cover them all.

This is one of our Masonry Repair projects in London.

Our client had recently purchased this property and contacted us having already had a structural survey completed, with recommendations to some Masonry Repair works to be carried out. When you have a Structural Survey the survey can be quite vague as to what remedial works are required, thats why it is important to get in touch with a structural repair company if any remedial works are recommended who have the knowledge and experience to provide a repair solution.

This particular building needed Masonry Repairs carried out as it was suffering from cracks to a side flank wall, a bowing flank wall on the opposite side and also cracks in and around the front Masonry Bay Window. The client was intending on doing a full rip out and refurbishment to the inside of the building but needed to have the Masonry Repairs carried out first.

LSR started out by dealing with the side flank wall with the cracks in it. We cut out and replaced the cracked bricks and installed crack stitch bars to strengthen the wall.

Contact Londons Crack Repair Experts

LSR are one of Londons leading Masonry repairs specialists.

We then carried our the Masonry Repair works to the Bay Window. Masonry Reinforcement was installed to to the ground floor and 1st floor bay window and the external masonry was reattached to the internal joists with the use of drive pins and then all the chases and making good to the bay window was carried out with the use colour matched lime mortar.

Our last job on the property was to install Lateral Restraint ties to the bowing flank wall. lack of lateral restraint is a common fault on period properties and the works are to reconnect the the internal floor joists to the outer walls to stop any further movement. The works are usually carried out from the outside of the property but on this occasion we had to install straps instead of ties as the flank wall was to close to the next door neighbours property. LSR lifted floor boards and cut out pockets in the masonry and used a non shrinking grout to hold the straps into the pockets as well as noggins in-between the floor joists.

Concrete Restoration Specialists

Concrete Restoration Specialists

Concrete Restoration Specialists based in London

Concrete is a tough and flexible building material widely used in construction because it is strong & long-lasting. However concrete surfaces can deteriorate over time due to factors like weather, heavy traffic & structural stress. This deterioration can weaken the concrete leading to safety risks and looking unsightly. Therefore restoring concrete is crucial to preserve the structural integrity and appearance of concrete surfaces.

By fixing issues such as cracks, flaking and surface wear restoration experts can extend the lifespan of concrete structures and avoid costly replacements. Concrete restoration enhances the visual appeal of buildings and infrastructure while also ensuring their safety and functionality.

Whether it is a commercial property, residential building or public infrastructure maintaining the structural integrity of concrete surfaces is vital for long-term sustainability. Understanding the importance of concrete restoration is key to preserving the value & longevity of concrete structures making it an essential aspect of property maintenance and infrastructure management.

Concrete Preparation Is Key

Surface preparation usually involves cleaning the concrete surface to remove dirt, rubbish and pollutants that may hinder the restoration materials. Crack repair is a vital part of concrete restoration as it prevents further moisture entry & structural decline. Various methods such as epoxy injection, routing and sealing or pressure grouting may be used to effectively repair cracks and restore the concrete’s integrity.

Structural reinforcement may be needed for tackling underlying issues like corrosion of reinforcement bars or structural instability. Once the required repairs are done, applying protective coatings or sealants can enhance the restored concrete surface’s durability and looks. These coatings provide resistance against moisture, chemicals, UV exposure and abrasion thereby prolonging the concrete’s lifespan and reducing maintenance needs.

Professional Repairs Will Save You Money In Long Run

Restoring and repairing concrete surfaces requires expertise, precision & following industry best practices to ensure lasting results. After concrete restoration proactive maintenance is key to preventing future damage and preserving the restored surfaces’ longevity. Regular cleaning with mild detergents and gentle scrubbing can help remove surface pollutants and maintain the concrete’s appearance. Applying sealants or protective coatings regularly can also provide ongoing protection against environmental factors and wear.

Property owners should address drainage issues to stop water accumulating around concrete surfaces as prolonged moisture exposure can speed up deterioration. Inspecting the concrete periodically for new damage or wear signs is crucial for identifying issues early & addressing them promptly. Following these maintenance tips, property owners can maximise their restored concrete surfaces’ lifespan and minimise extensive repair needs in future.

Before restoration, concrete surfaces may show visible cracks discolouration, surface spalling or an overall worn look. These issues detract from aesthetic appeal but also indicate underlying structural concerns needing attention. After restoration, the concrete surfaces are revived with repaired cracks uniform texture, enhanced colour vibrancy and improved resistance to environmental factors.

The restored surfaces look visually appealing and regain structural integrity & functionality. For parking garages industrial floors or decorative concrete features, the before-and-after impact of professional restoration highlights investing in expert services to revive deteriorated concrete surfaces.
